An asset inherited from a previous manager we quickly identified the potential for value creation through an alternative uses.

The property comprised a 3.6 acre site let to Homebase in a 35,000 sqft first generation retail warehouse in North London. 

Over an exhaustive 3 year process we achieved a change of use to a residential led scheme with consent for 386 units.  During this period we agreed with the tenant a flexible lease arrangement to maintain an income return throughout the planning process.

We disposed of this asset in December 2015 generating over a 400% increase in value over 3 years.
