DTZ Investors completes a trio of new lettings and a lease renewal at Railway Triangle Industrial Estate

DTZ Investors has recently completed three new lettings at Units A5, A9 and F8 and one lease renewal at Railway Triangle Industrial Estate, Portsmouth. Railway Triangle Industrial Estate is a multi-let industrial estate totalling c.315,000 sq ft across 37 units. Located in Portsmouth, the estate is in close proximity to A27/ M27, providing excellent access to the A3(M), and Portsmouth and Southampton respectively.

DTZ Investors undertook a full programme of sustainable refurbishment works following the previous lease expiries to improve the units' appearance and condition. The specification of A5 and A9 comprises Grade A warehouse accommodation, with the ground and first floor office accommodation benefitting from Air Con, a kitchenette, LED lighting and electric loading doors. The improvement works resulted in improved EPC ratings to B.

On the wider estate, DTZ Investors have installed new cycle spaces, recycling waste facilities, Electric Vehicle ‘EV’ Charging, and a defibrillator for the benefit of the tenants only. The estate also benefits from 24/7 on site security.

The new lettings at Unit A5, Unit A9, and Unit F8, let to Zenobe Energy, Network Rail, and Fulcrum Manufacturing Engineering Ltd, achieved new headline rents of £10.50 per sq ft for c.5,400 sq ft units and £13.00 per sq ft for c.2,000 sq ft units. These lettings add to an already established multi-let industrial estate, with existing tenants including XPO, Vision Logistical Solutions and Akzo Nobel.

In addition to the new lettings, DTZ Investors has also completed a lease renewal with Freight Transport Ltd, securing a further 10 years at Units C3, C4 and C5.
