DTZ Investors Closes £59.1m Deal to Acquire Two Ramsay Private Hospitals

DTZ Investors has closed an off market deal to acquire two Ramsay private hospitals; Oaklands Hospital, Salford and Duchy Hospital, Truro.

They are both situated close to major NHS facilities (Salford Royal Hospital and Royal Cornwall Hospital) offering access to consultants and long-term patient demand.  Ramsay have invested into the buildings to support increasing patient demand with both comprising of 3 operating theatres, full diagnostic and treatment capability across a range of medical specialisms.  They are leased to Ramsay’s UK operating business until 2037 and guaranteed by its Australian parent company, rated as investment grade credit by Fitch Ratings. Rents are subject to fixed annual uplifts and both assets have potential for further expansion to support future operational growth.

Ramsay is one of the UK’s top 5 private hospital operators with approximately 10% market share.

DTZ Investors was advised by Cushman & Wakefield whilst CBRE acted for London Metric.
