DTZ Investors' innovative Battersea co-living scheme is an instant hit with renters as it leases up in just 3 months

The 270 unit co-living building, developed with Halcyon Development Partners, launched in late July 2023 and is the third asset funded through the DTZ Investors Co-Living Fund (COLIV), the world's first institutional  co-living fund. 

Set along the River Thames, Florence Dock features 270 beautifully designed studios, professionally managed by Urban Bubble. The impressive shared spaces include four roof terraces with 360-degree views of London, a co-working space, high spec community kitchen, a gym and yoga studio, cinema room, lounge, and library. An onsite self-service bar also provides an exciting new drinking destination for residents and visitors to Battersea.     

Folk buildings are designed around the brand’s key pillars of community and connection, encouraging social interaction and the formation of new friendships and relationships.

Florence Dock is just a ten-minute walk to Clapham Junction and Wandsworth Town train stations, where residents can jump on a train to central London in just nine minutes. Particularly attractive to London renters is the all-inclusive bill. In a recent survey, over 80% of Folk Co-living residents said the convenience and cost savings of an all-in-one bill were what attracted them to move in. This includes access to all amenities, the weekly events programme, and covers all bills, providing greater certainty on living costs for residents. All residents at Sunday Mills enjoy access to a 24/7 onsite team, a resident app, weekly events, and flexible length stays, from one night to a year, that can be tailored to their needs.

35% of the studios at Florence Dock are designated as affordable housing, with studios starting from just £210 a week for renters who most need them. Folk Co-living buildings also commit 1% of net income to supporting local charities, social groups and community partners. There has been a strong focus on sustainable design and construction to drive the building's efficiency and performance and the building is on target to achieve a BREEAM Excellent accreditation. This reflects the Fund’s ESG credentials, with COLIV recently awarded a 5* GRESB rating, scoring 97 out of 100 receiving further recognition as Global Sector Leader in residential development.
