DTZ Investors Secures Four Lettings at 1–3 Royal Exchange Buildings

DTZ Investors has successfully let four office floors in four months at the newly refurbished 1–3 Royal Exchange Buildings, achieving market leading rents for fitted small-suite offices.

Located in the heart of the City of London, the property sits adjacent to The Royal Exchange, between Threadneedle Street and Cornhill, providing excellent access to Bank Underground station and wider City transport links.

DTZ Investors undertook a full programme of high‑quality refurbishment works throughout the building to enhance the specification and deliver best‑in‑class fitted accommodation. The works have significantly improved the building’s presentation, amenities, and sustainability credentials, positioning it to meet evolving occupier requirements and future market demands.

The new lettings add four diverse occupiers to the building, including Zenkyoren Europe Ltd (advised by Knight Frank), SANDS Legal LLP (advised by Newmark), Parsyl Ltd (advised by Newmark) and Lawson Wright LLP (advised by Savills). The most recent transactions have set new headline rents for the building of mid-late £80s per sq ft and demonstrate continued demand for high‑quality, ready‑to‑occupy fitted suites in prime City locations.

“To secure four lettings in such a short timeframe demonstrates both the quality of the refurbishment and the continued strength of demand for best‑in‑class fitted offices in the City,” said Jo Jackson, Associate Director, DTZ Investors.

Knight Frank and BBG Real Estate are acting as joint leasing agents and continue to market the last remaining floor within the building.
