Investors acquires Shawfair Park Hospital, Edinburgh, taking recent private hospital investment to £100m

DTZ Investors has acquired Shawfair Park Hospital in Edinburgh, let to Spire Healthcare. The deal takes the firm's recent investment in UK private hospitals to almost £100m.  DTZ Investors was advised by Cushman & Wakefield whilst Newmark acted for the vendor.

The hospital is leased to Spire, one of the UK’s top 5 private healthcare providers with approximately 19% market share.  The asset is a 49,150 sqft purpose-built hospital just 2 miles from the Royal Infirmary of Edinburgh, within Shawfair, forming part of the city’s largest regeneration area.  Spire has shown its long term-commitment with a major refurbishment in 2022, an extension in 2025 and a new MRI suite under way.  The 4.5-acre site also leaves room to for further expansion as demand grows.

Ben Haller, Director: "Demand for healthcare is structural, driven by an ageing population, sustained NHS pressure and growth in both insured and self-pay patients. Well-located independent hospitals with strong operators add vital capacity alongside the NHS.  For our clients, that means investing in essential infrastructure that delivers real social impact alongside secure, long term, index linked income.  Our disciplined underwriting allows us to continue to scale essential real estate strategies with appetite for further investment in both the UK and European geographies".
