DTZ Investors secures Screwfix and Howdens at Stafford Industrial Estate

DTZ Investors has recently completed two new lettings at Units 8 and 12 at Stafford Industrial Estate. Stafford Industrial Estate is a multi-let industrial estate comprising c.70,980 sq ft across 12 units. Located in  Hornchurch, Essex, the estate is close to the A127, providing excellent access to the A12 and M25.

DTZ Investors undertook a full programme of sustainable refurbishment works at both units following the previous lease expiration to improve the units' appearance and condition. The improvement works resulted in an improved EPC rating from grade G to C. Therefore, future-proofing the units from potential statutory legislation changes and implementing our in-house sustainability programme.

The new lettings add two more national occupiers to the estate, including Screwfix and Howdens. The latest letting at Unit 8 has set a new headline rent for the estate and increased the headline rent by c.20% compared to previous lettings. These lettings continue to add to the already established trade counter presence on the estate with existing tenants, including CEF Electrical, Williams & Co, Wolseley and GSF Car Parts.

Following these recent successful lettings, Unit 1 is the final availability on the estate. Unit 1 is the most prominent unit on the estate and is located directly opposite the new Howdens unit. The property will undergo a comprehensive refurbishment and comprises a detached warehouse/ trade counter unit measuring approximately 9,622 sq ft.
